What to Know When Selling in Summer.

Are you getting ready to sell this summer or thinking of selling in the summer. We curated a list of great summer secrets to help you sell better!

 

  1. Curb Appeal: Take advantage of the sunny weather to enhance the curb appeal of the property. This could include landscaping, fresh coats of paint, and cleaning up the exterior of the home to make a great first impression on potential buyers. On the flip side, if the landscaping is unkept during the summer months, its a huge turn off to buyers. So be sure to keep your landscaper on a regular rotation during the summer so your yard is crisp and clean for that buyer tour or that open house.
  2. Highlight Outdoor Spaces: Showcase any outdoor living areas, such as patios, decks, or gardens, as these are particularly appealing to buyers during the summer months. Stage these areas with outdoor furniture and decor to help buyers envision themselves enjoying the space. Even if you have a small and simple patio, a plant, a small chair, or other outdoor decor make it feel inviting. 
  3. Keep the Home Cool: During showings, make sure the home is kept at a comfortable temperature. This could mean adjusting the thermostat, using fans, or keeping blinds and curtains closed to block out the heat. This is so important in Texas. When our temperatures can sore above a 100 in a home and you have it set to 80 during the day, that can still feel so hot to a buyer, and they may think something is wrong with your heating and air if the inside is still not any cooler than the outdoors. 
  4. Emphasize Natural Light: Summer brings plenty of natural light, so make sure to open up curtains and blinds to let in as much light as possible. Well-lit spaces can make a home feel more inviting and spacious to potential buyers. If you have some amazing windows and spaces in your home that allow that light in, open up those blinds, remove those curtains let the light come through and really showcase your space. If you don't have many windows or glass doors, open the blinds for what you do have, light shows off the home and buyers are attracted to light, bright and airy.
